Broker data of 25 October 2026 lists a new Soulever release in Tower A, from $705K (AED 2.6M), with an EOI of $27K (AED 100K) and no sales date given for it. DLD approved the project on 29 September 2025.
Soulever is a two-tower residential project by Beyond by Omniyat in Dubai Maritime City. It is not new to the register: the Dubai Land Department approved it on 29 September 2025 as project #4084, with 517 units in two mixed-use towers, an escrow account opened and completion filed for 30 December 2028. What is new is a release in broker launch data of 25 October 2026. The card is marked “new launch”, asks for an expression of interest (EOI) of $27K (AED 100K), gives no sales date and carries a price list headed “For sale in Tower A”: from $705K (AED 2.6M) for an 842 sq ft 1-bedroom up to $11.12M (AED 40.87M) for a 15,990 sq ft 5-bedroom penthouse. The payment plan collects 50% in eight payments up to September 2028 and the other 50% on completion. The card's handover date, 30 March 2029, is three months later than the date filed with DLD.

The same card also keeps price ranges by bedroom count. They do not match the Tower A list everywhere: the 3-bedroom minimum there is $2.09M (AED 7,676,000), below the $2.11M (AED 7,750,000) on the list, and the 2-bedroom range reaches $3.43M (AED 12,607,000) without saying which unit that is.

An expression of interest of $27K (AED 100K) applies to every unit type, per broker launch data. Ownership is freehold. Units are listed as semi-furnished with kitchen appliances. The card's service charge field reads 20 without a unit; ask Beyond for the figure in AED per sq ft before you commit.
Nine payments in total. Below, each one is worked out on the 1-bedroom entry price of AED 2,600,000:
| Payment | When | Share | On a 1-bed at AED 2,600,000 | Paid so far |
|---|---|---|---|---|
| Down payment | At booking | 10% + 4% registration fee + AED 2,370 other fees | $99K (AED 366,370) | 10% |
| Second payment | 1 month after booking | 10% | $70K (AED 260,000) | 20% |
| Instalment | January 2027 | 5% | $35K (AED 130,000) | 25% |
| Instalment | May 2027 | 5% | $35K (AED 130,000) | 30% |
| Instalment | September 2027 | 5% | $35K (AED 130,000) | 35% |
| Instalment | January 2028 | 5% | $35K (AED 130,000) | 40% |
| Instalment | May 2028 | 5% | $35K (AED 130,000) | 45% |
| Instalment | September 2028 | 5% | $35K (AED 130,000) | 50% |
| Completion payment | On completion | 50% | $350K (AED 1,300,000) | 100% |
Two things to notice. The card files this schedule under the label “Post Handover”, yet nothing in it is due after completion, so read it as a 50/50 plan with fixed calendar dates. And the last dated instalment, September 2028, comes three months before the completion date filed with DLD; the 50% balance is tied to completion, not to a calendar date. The card lists bank cheque, card, bank transfer, crypto and cash as payment methods. For how other Dubai launches split their payments, see off-plan payment plans.

The register and the broker card disagree on the finish line by three months. Check which date your sales agreement names; the filed completion can be revised by the developer. The progress figure is the weak spot: DLD's 24 October 2026 snapshot still carries the April inspection, so it cannot show what has happened on site since.

Per the developer description in the card, the towers share a ground floor and a three-level podium planted with tropical gardens, and the facades use flowing lines with planted terraces. The home mix: 1-, 2- and 3-bedroom apartments, 4-bedroom duplexes, 2-bedroom podium chalets with private terraces and pools, and 5-bedroom penthouses. The register files the whole project as 517 units with commercial space, over two basement levels.
The amenity list in the card includes a temperature-controlled pool, a children's pool, a spa, a covered gym, an indoor cinema, a library, an owners' lounge, a clubhouse and beach access. Attached developer files: project brochure, fact sheet, material boards, floor plans and floor plates for “Tower 2”, and floor plans for the chalets. The card does not say whether “Tower 2” is Tower A or Tower B, so ask for the plan of the exact unit you are offered. For the top-floor units see penthouses in Dubai.

We will send the Tower A list, the dated payment schedule and the floor plan of the unit you pick, and tell you when Beyond opens allocation for this release.
Not as a project. The Dubai Land Department approved Soulever' By Beyond (#4084) on 29 September 2025, and the register shows it active with an escrow account. Broker launch data of 25 October 2026 marks a new release: the card is labelled “new launch”, asks for an EOI of $27K (AED 100K), has a price list for Tower A and leaves the sales date empty. The card does not say whether the release is fresh stock or a re-pricing; ask which floors and units it covers.
Per the Tower A launch price list in broker data of 25 October 2026: 1-bedroom from $705K (AED 2.6M) (842 sq ft), 1-bedroom with study from $815K (AED 3M), 2-bedroom from $1.27M (AED 4.7M), 2-bedroom with maid's room from $1.32M (AED 4.85M), 3-bedroom from $2.11M (AED 7.75M), 4-bedroom duplex from $3.45M (AED 12.7M) and the 5-bedroom penthouse from $11.12M (AED 40.87M) (15,990 sq ft). Prices can change.
10% plus a 4% registration fee and AED 2,370 of other fees at booking, 10% one month later, then six instalments of 5% in January, May and September of 2027 and 2028, and 50% on completion. That is 50% paid by September 2028. The card labels the plan “Post Handover”, but no payment in it falls after completion.
$27K (AED 100K) per broker launch data of 25 October 2026, one amount for all unit types. An EOI holds your place in the allocation queue; no sales date has been given for this release, so ask whether the EOI counts towards the 10% down payment and get the refund terms in writing before you transfer it.
The completion date filed with DLD is 30 December 2028; the broker card gives 30 March 2029 as handover. Construction start was filed for 30 March 2026, and at DLD's inspection of 23 April 2026 progress was 0%. No later inspection is on record in the 24 October 2026 snapshot, so ask the developer for a current site update.
Height. The broker card configures Tower A as ground, three podium levels and 31 residential floors, and Tower B as ground, three podium levels and 44 floors. The DLD filing describes the pair as two basements, ground, three podium levels and 31/44 floors. The current price list covers Tower A only.
The card describes them as two-bedroom homes on the podium with private terraces and pools, and a separate floor-plan file “Floor Plans_Chalets” is attached. The Tower A price list does not quote them, so ask for their price separately.
In Dubai Maritime City, the peninsula between Rashid Yachts & Marina and the Jumeirah coastline. The card gives 5 minutes to Mina Rashid, 10 to the Jumeirah beach coast, 15 to Downtown Dubai, Burj Khalifa and the Gold Souk, and 20 to DIFC and Dubai International Airport. In the DLD register the area is called Madinat Dubai Almelaheyah.
