As of 25 October 2026: a matching DLD filing (#4534) approved on 8 October, studios from $200K (AED 748K) on the launch price list, six payment plans — and no sales date yet.
The WOW Tower is a mixed-use tower by Mr. Eight Development in Dubailand Residence Complex (DLRC). Above the ground floor it stacks five parking podium levels, fifteen office floors, one lounge floor for office staff, 22 residential floors and a rooftop. The broker card gives no DLD number, but one register filing matches it by name, location, height and completion date: project #4534 “The Wow Tower”, approved by the Dubai Land Department on 8 October 2026 and registered to Riviera Vista Real Estate Development L.L.C, with 1,382 units, an escrow account opened and completion filed for 30 September 2029. The launch price list in broker launch data of 25 October 2026 starts at $200K (AED 748K) for a studio, $305K (AED 1,124,000) for a 1-bedroom and $515K (AED 1,901,000) for a 2-bedroom; offices start at $735K (AED 2,713,200). Per broker launch data the expression of interest (EOI) is $19K (AED 70K), and the sales date will be announced later.

Why we treat #4534 as Mr. Eight's tower: the broker card has no DLD number, so the link rests on four matches — the name, the location (DLRC lies in the register area Wadi Al Safa 5), the height (the developer's G+5P+15C+A+22+R is 43 floors above ground, the filing says G+43) and the timing (completion filed for 30 Sep 2029, developer handover 28 Sep 2029). The same entity is also the registered developer of #4388 Villa del Garda Residences in Palm Deira (134 units, approved 18 Mar 2026). The tower already appears in our off-plan completion tracker.
Source: Dubai Land Department open data — projects register, snapshot 24 Oct 2026 (project #4534). Construction start and completion are the dates the developer filed with DLD; they can move. Project value is the figure declared in the register, not a sales total. The escrow account number is in the register; we do not reproduce it here.
| Level | Floors | Use |
|---|---|---|
| Ground (G) | 1 | Ground floor — use not detailed in the launch data |
| Podium (5P) | 5 | Parking |
| Commercial (15C) | 15 | Offices and professional services |
| Amenity (A) | 1 | Lounge reserved for office employees |
| Residential (22) | 22 | Studios, 1- and 2-bedroom apartments |
| Rooftop (R) | — | Leisure areas |
Counted above the ground floor, that is 5 + 15 + 1 + 22 = 43 floors — the same height the DLD filing gives (“G+43 mixed-use tower”). In the order the developer lists them, the apartments sit above the office floors. The developer describes a wave-shaped façade, large panoramic windows and a fully fitted kitchen with built-in Bosch appliances in all residences; finishes are listed as “Lux” and semi-furnished with kitchen appliances.
Amenities named in the broker card include an adults' pool and pool deck, cabanas, a shared gym and an open-air gym, sauna, steam room and spa, an indoor cinema, a coworking zone and meeting room, padel and tennis courts, a kids' play area, roof gardens and covered parking; pets are listed as allowed. The final list will be in the sales documents.

Across all layouts the price list runs from AED 1,496 to AED 3,165 per sq ft (average AED 1,898), and units range from 406 sq ft to 11,051 sq ft. The card does not give sizes per layout, so ask for the floor plan of the exact unit before comparing prices.
For context, the same broker database averages AED 1,699 per sq ft for DLRC studios, AED 1,491 for 1-bedrooms and AED 1,409 for 2-bedrooms: WOW studios sit close to the district figure, the larger apartments above it. | 2 | Retail | 35% (20 + 5 + 5 at 20% built + 5 at 75% built) | 65% | — |
| 3 | Retail | 40% (20 + 5 + 5 at 20% built + 10 at 75% built) | 10% | 50% within 18 months (18% + 16% + 16%) |
| 4 | Retail | 40% (20 + 5 + 5 at 20% built + 10 at 75% built) | 10% | 50% within 36 months (10% four times, then 5% twice) |
Every plan starts the same way: 20% on the SPA including the AED 70,000 booking fee, plus the 4% DLD fee and the AED 5,000 admin fee. The EOI in the launch data is also AED 70,000 — ask whether it is credited as the booking fee, and get its refund terms in writing. Payment methods listed: bank transfer, bank cheque, debit or credit card, cash and crypto. How these structures compare with other launches: Dubai off-plan payment plans.

Source: DLD projects register, snapshot 24 Oct 2026 — active filings in the register area Wadi Al Safa 5 approved since September 2025 with 400 or more units. The snapshot lists 50 filings in this area in total, including completed Arabian Ranches III phases. “Built” is the progress at DLD's latest inspection.
The tower is in Dubailand Residence Complex, a residential district in eastern Dubai along the Al Ain Road and Emirates Road. Broker launch data describes the district as quiet and family-oriented, with good road links to the international airport and Dubai Academic City, local shops, pharmacies and mosques within the blocks, green areas and sports facilities, and schools and universities nearby. Most of the area is modern apartment buildings of various heights.
The developer's description says only that the location gives quick access to key city destinations; it gives no travel times, and neither do we. If offices are what you are weighing, compare with commercial property across Dubai.

Renders: Mr. Eight Development, via broker launch data (GenieMap), 25 Oct 2026.
We will send the price list by layout, the residential and business factsheets and all six payment plans, and tell you as soon as Mr. Eight sets the sales date.
No date has been published. Broker launch data of 25 October 2026 has an empty sales-start field and says the launch date will be announced later. What is already set: DLD approved the matching filing, #4534 “The Wow Tower”, on 8 October 2026, and broker launch data lists an EOI of $19K (AED 70K) — get the refund terms in writing before you pay it.
Per the launch price list in broker launch data (25 Oct 2026): studios $200K (AED 748K) to $225K (AED 833K), 1-bedrooms $305K (AED 1,124,000) to $385K (AED 1,424,000), 2-bedrooms $515K (AED 1,901,000) to $655K (AED 2,421,000). Average asking prices are about AED 1,674 per sq ft for studios, 1,668 for 1-bedrooms and 1,598 for 2-bedrooms. There are no 3-bedroom units in the launch data.
Yes — fifteen floors are offices. Offices are listed from $735K (AED 2,713,200) to $1.78M (AED 6,568,800), retail units from $3.38M (AED 12,442,500) to $9.44M (AED 34,701,450) (launch price list, broker launch data, 25 Oct 2026). Retail has its own three payment plans, including two with 50% paid over 18 or 36 months after handover.
Six, per broker launch data. The base plan is 20% on signing the SPA (including the AED 70,000 booking fee) plus the 4% DLD fee and an AED 5,000 admin fee, 5% within 6 months, 5% within 12 months, 10% at 30% construction, 10% at 75% and 50% on completion. Two more plans keep 50% before completion but pay only 10% on completion and 40% over 18 or 36 months after handover; three plans are marked for retail.
It is marketed by Mr. Eight Development, which describes itself as a developer that started in Europe in 2011 and now also builds in Dubai. The DLD register lists The Wow Tower as project #4534, active, approved on 8 October 2026, with an escrow account opened — under the developer entity Riviera Vista Real Estate Development L.L.C. The register does not name Mr. Eight: we link the two because the name, the location (Wadi Al Safa 5, the register area that covers DLRC), the height (G+43) and the completion date (30 Sep 2029 vs the developer's 28 Sep 2029) match. Ask for the SPA party and the escrow details before paying.
Broker launch data gives 28 September 2029; the completion date in the matching DLD filing (#4534) is 30 September 2029. Construction start is filed for 4 February 2027, and DLD's inspection on 1 October 2026 recorded 0% progress. Filed dates can move — check the register before each construction-linked payment.
The developer configuration is G+5P+15C+A+22+R: ground floor, 5 parking podium levels, 15 commercial (office) floors, an amenity lounge floor for office staff, 22 residential floors and a rooftop — 43 floors above ground, matching the “G+43 mixed-use tower” in the DLD filing. The filing counts 1,382 units; the launch data does not split them between apartments, offices and retail.
Broker launch data lists a service charge of 25 without a unit. Ask the developer for the confirmed rate, its unit and whether residential and office owners pay the same figure.
In Dubailand Residence Complex (DLRC), the district along the Al Ain Road and Emirates Road in eastern Dubai. DLD files it under the register area Wadi Al Safa 5. The launch data gives no travel times from the tower itself.
Tell us what you are after — a studio, a 1- or 2-bedroom, or an office — and your budget. We will reply with the matching lines of the launch price list, the payment plan that fits and the sales date once Mr. Eight announces it.
