Methodology

How this index is built

  • Source. Registered sale transactions published by the Dubai Land Department (open data). These are completed, recorded deals — not portal asking prices.
  • Period. 1 January – 30 June 2026 (H1 2026). Data snapshot taken 2026-06-29.
  • What's counted. Residential apartments (unit type “Flat”) for the main index, and built villas separately. Land plots, buildings, offices, shops and hotel units are excluded for comparability; sales under AED 100k are dropped.
  • Prices. We report the median (the middle deal), not the average — so a handful of very large transactions don't distort the figure. Price per sqft = transaction value ÷ recorded area, with an outlier band applied.
  • Areas. Named exactly as the DLD registers them (e.g. “Marsa Dubai” for the Marina waterfront). We don't re-map zones, so the numbers stay traceable to source.
  • Updates. Refreshed monthly. Figures describe recorded activity for the period and are not a forecast.
