A studio is a single open-plan room with a bathroom and kitchenette, usually 35–50 m² — one space that serves as bedroom, living room and kitchen. It’s the entry rung of the Dubai market, and the most efficient one: because the price is low and rent-per-square-foot is high, studios produce the strongest gross yields, routinely 8–10% in mid-market areas. The tenant is almost always a single professional or a couple, not a family, which is why a studio rents fast but appreciates more slowly than a one-bed.

The specific risk to watch is studio oversupply. Areas that built studios in bulk — JVC and Arjan especially — periodically run a glut of near-identical units, and when twenty of them list at once the one that rents is the cheapest, not the nicest. Pick a building with a distinct layout (a real kitchen wall, a usable balcony) and a managed handover schedule, and you sidestep the price war.
