How we source and check the numbers
Every price, yield and handover date on this site is written by the WIZI Advisory Team — RERA-licensed brokers (ORN 60234) working the Dubai market daily. Here is exactly where the data comes from and how often it changes.
Where the data comes from
- Transaction prices — Dubai Land Department open data (actual registered sales, not asking prices).
- Asking prices and rents — Bayut, Property Finder and Dubizzle listings, sampled at the date shown on each page.
- Market trends — Knight Frank, CBRE, ValuStrat and Bayut annual reports, cited by name in the text.
- Projects and handovers — developer media packs and RERA escrow records.
- Visas and fees — official sources only: DLD, GDRFA, ICP, u.ae and the Federal Tax Authority.
How we work
- Where sources disagree, we publish a range and name both sources rather than pick the flattering number.
- Asking-price yields run higher than transaction yields. We say which one we are quoting.
- Pages carry a visible “Updated” date. Market data is reviewed at least quarterly; DLD comparables monthly.
- We use software to gather and cross-check public data at scale. Every page is reviewed and edited by a licensed broker before publication, and the brokerage stands behind the figures.
- We publish inconvenient facts — oversupply, weak yields, unopened malls, delayed handovers — because you will find them anyway, and we would rather you found them here.
