Launched in September 2024 by Omniyat Group as an independent luxury brand, built to work at district scale rather than single-tower scale. Its Dubai portfolio runs to Hado and Kanyon on Dubai Islands, Passo on Palm Jumeirah, Soulever and 31 Above in Dubai Maritime City.
Beyond is the rarest combination in Dubai right now: prime pricing at scale. Its median deal of AED 3.83M sits at 3,194 AED/sqft — nearly double the citywide 1,720 — yet it registered 1,289 sales in seven months, more than most mid-market names. Every single one was off-plan, and the portfolio is just six projects, so the volume comes from a handful of very large waterfront launches on Dubai Islands and in Maritime City rather than from many small ones.

The median registered price was AED 3,834,000 at 3,194 AED per sqft, and 100% of sales were off-plan. Most of that volume sits in Palm Deira (619 registrations), Madinat Dubai Almelaheyah and PALM JUMEIRAH.

Which Beyond projects sell the most?
By registered sales in Jan–Jul 2026: Hado By Beyond (619), Kanyon By Beyond (299), Passo By Beyond (143). High transaction counts mean easier resale, but also more competing units when you exit. The leading project alone accounted for 48% of Beyond's Jan–Jul registrations — a fairly concentrated pipeline.
Can a non-resident buy from Beyond remotely?
Yes. Foreign buyers can purchase in Dubai's freehold zones without residency, and the deal is registered with the DLD in dirhams — a power of attorney allows the whole process to be done without flying in. Purchases at or above AED 2M can qualify for the 10-year Golden Visa. At Beyond's median registered price of AED 3,834,000, a typical single purchase already clears that AED 2M threshold.
