Wynn Al Marjan Island, opening spring 2027

Wynn is building a 352 m tower — 70 floors, the tallest building in the emirate — on a man-made island 45 minutes north of Dubai. All 1,530 hotel rooms are structurally complete; fit-out is underway and the connecting Wynn Bridge is about 48% built, due to finish by the end of 2026. Total investment has grown to $5.1 billion from the original $3.9 billion.

In October 2024 the federal regulator GCGRA issued Wynn the first commercial gaming licence in the UAE. That single permit is what re-rated the island: transactions on Al Marjan are up 340% since 2022, and off-plan asking prices went from AED 950 to AED 2,838 per sq.ft.

Honest caveat: Wynn's own management has flagged a "modest delay" against the original first-half-2027 target. A slip does not kill the thesis, but the entire Al Marjan premium is priced off this one opening date.

Mass-market stock on Al Marjan trades at AED 800–1,500 per sq.ft; branded residences run AED 2,000–2,800. Dubai's citywide average is AED 1,759 per sq.ft (ValuStrat, Q1 2026) — that gap is the whole RAK argument. Long-term rental yields sit at 5.5–6% on Al Marjan apartments and 7–8% on villas across the emirate.

Short-term rental yields of 9–18% get quoted everywhere. Those are projections built on a casino that has not opened, not achieved returns. Treat them as a hypothesis you are being asked to fund.

The island's master developer is government-owned Marjan. RAK Properties booked AED 11 billion of transactions in Q1 2026, up 240% year on year — a reminder that the money arriving here is real, even if the exit is unproven.

The visa detail most sites get wrong

Foreigners get full freehold in the designated zones: Al Marjan Island, Al Hamra Village and Mina Al Arab.

The 10-year Golden Visa from AED 2M is federal — it works identically in Ras Al Khaimah, only it is processed through the federal ICP rather than Dubai's GDRFA. Since February 2026 there is no 50% down-payment requirement; mortgaged and off-plan property qualify on full value with a bank NOC.

Here is the trap. In April–May 2026 Dubai removed the AED 750k minimum for its 2-year investor visa. That was a decision by the Dubai Land Department, and it applies to Dubai only. In Ras Al Khaimah the 2-year investor visa still requires AED 750k. Any agent telling you otherwise is quoting a Dubai press release at you.

Getting there: 45–70 minutes from Dubai on the E311/E611. RAK International Airport (RKT) has passed one million passengers and is building a terminal for 4.5 million by 2028. Joby air taxis are slated to fly Dubai–Al Marjan in under 15 minutes from 2027.

Read this before you wire money

  • Everything rides on one opening. The Al Marjan premium is priced off Wynn's spring-2027 date. Wynn has already flagged a possible slip.
  • Sales fell 24% in 2025 while prices kept climbing — buyers are thinning out at these levels. Q1 2026 read as consolidation.
  • A supply wave lands into the exit. Roughly 1,300 units complete in 2026, 1,900 in 2027 and about 5,200 by 2028 — pressing on rents and resale exactly when flippers want out.
  • The resale market is thin. RAK is a fraction of Dubai's size, demand is almost entirely foreign, and selling quickly without a discount is harder than the brochures suggest.
