Dubai closed 500 sales above $10M in 2025 — more than any city in the world — worth a combined $9.05bn, up 27.7% year on year (Knight Frank). Five years earlier there were just 30 such deals a year. The $25M+ bracket grew even faster: 68 deals in 2025, +45%. And the buyer profile has shifted — CEOs, celebrities and family offices increasingly buy to live in Dubai permanently, not just to park capital.

Why the best mansions never reach the portals

In Emirates Hills, on Palm Jumeirah and Jumeirah Bay Island an estimated 20–30% of luxury deals close off-market. Sellers at this level rarely want a public listing: no photos of the interiors online, no price visible to neighbours, no curious viewings. Lots are shown to a closed pool of pre-screened buyers, usually under NDA.

Visa & deal

Golden Visa comes with the purchase

The federal Golden Visa threshold is AED 2M — a Dubai mansion clears it 10–200 times over, so the 10-year visa is effectively automatic. It covers the owner, spouse, children and domestic staff, with no requirement to enter the UAE every six months. Since the circular of 20 February 2026, the full DLD value qualifies even for mortgaged and off-plan purchases (with the bank’s NOC). Processing typically takes 5–7 weeks. The deal itself is RERA-regulated and can be closed remotely by power of attorney — the attorney being your trusted representative, a relative or a lawyer (the agent cannot act as your attorney). One-off purchase costs run up to ~7% of the price: the 4% DLD fee, registration and trustee fees, plus the 2% agency commission on resale deals — off-plan buyers pay no agency commission.
