Arancia Yards 2's current developer list (25 September 2026): one-bedrooms AED 1,519,000–1,654,000, two-bedrooms AED 2,187,000–2,798,000, three-bedrooms AED 3,673,000; service charge about AED 15/sq ft. The plan: 10% + 4% DLD fee on booking, 10% a month later, 5% each in May 2027, Sep 2027, May 2028 and Sep 2028, and 60% on completion.
For scale: all of City of Arabia registered 2,227 apartment sales in January–August 2026 at a median AED 604,000 (~AED 1,699/sq ft), mostly Azizi Milan studios — The Yards sells larger homes at a similar price per square foot.
