The area

Why does Dubai Sports City yield so much?

The district was built around the 25,000-seat Dubai International Stadium, the ICC Academy and The Els Club’s 18-hole course, sitting between Sheikh Mohammed Bin Zayed Road (E311) and Hessa Street. Rebuilding Hessa Street through 2024–25 removed the old bottleneck: Dubai Marina is now 15–20 minutes away and Downtown Dubai about 25.

Rents here are ordinary — a studio lets for around AED 43–47k and a one-bed for AED 58–75k — but purchase prices are among the lowest of any established apartment district in Dubai, and that arithmetic is what produces 7.5–8% gross. Transactions rose 9.5% during 2025, third among the city’s affordable communities. Villas are next door in Victory Heights, a separate market with its own pricing.

Around 25 off-plan projects are under construction. Sportz by Danube is the largest — two 33-storey towers, studios from ~AED 590k and 3-beds to AED 1.75M.

The other half of the story is the older stock. Towers delivered in 2008–2012 are uneven: service charges, maintenance and build quality vary sharply between buildings a hundred metres apart. In this district you underwrite the tower, not the postcode — and the off-plan pipeline will add rental supply as it completes, which caps rent growth.
