Rebuilding Hessa Street through 2024–25 removed the old bottleneck: Dubai Marina is now 15–20 minutes away and Downtown Dubai about 25.
Rents here are ordinary — a studio lets for around AED 43–47k and a one-bed for AED 58–75k — but purchase prices are among the lowest of any established apartment district in Dubai, and that arithmetic is what produces 7.5–8% gross.
