Branded vs regular, taxes and the visa
A branded residence is a building run by a hotel or fashion operator — Dorchester Collection at Vela, Mercedes-Benz and Bugatti with Binghatti, Cavalli with DAMAC, Six Senses in the Marina. The operator services the tower to hotel standards, so branded units typically trade at a 20–30% premium to comparable non-branded stock and resell faster on the secondary market.
Who buys: families relocating to Dubai for the 0% income tax, entrepreneurs and family offices parking capital in scarce prime stock, and owners upgrading from standard apartments. Rental yield is secondary here — prime units gross around 4–5%, less than mass-market apartments.
Taxes: 0% on ownership, rental income and capital gains. The one-off cost is the 4% DLD transfer fee plus registration. From AED 2M, any purchase — apartment, penthouse or villa — qualifies you and your family for the 10-year Golden Visa.
