Founded in 2014 as a dedicated master-developer for Town Square Dubai. Sub-brands include Hayat Boulevard, Zahra, Safi, Warda and Rawda — apartments and townhouses aimed at end-users rather than investors.
Nshama is a single-community story: almost everything it sells sits inside Town Square Dubai, a self-contained masterplan with its own park, retail and schools on the Al Qudra corridor.

The Dubai Land Department registered 436 home sales in Nshama projects between January and July 2026, totalling AED 1.4B. The median registered price was AED 2,975,000 at 1,309 AED per sqft, and 49% of sales were off-plan. Most of that volume sits in TOWN SQUARE (222 registrations), Madinat Al Mataar.
Is Nshama expensive compared with the rest of Dubai?
Its median works out at 1,309 AED per sqft against a citywide median of AED 1,720 per sqft across 77,666 registered apartment sales in Jan–Jul 2026. The median Nshama deal was AED 2,975,000; the largest single registration in the period was AED 6,500,000. In percentage terms that is 24% below the citywide apartment median — useful context when a sales office says a launch is priced «at market».
Which Nshama projects sell the most?
By registered sales in Jan–Jul 2026: Hayat 1 (98), TOWN SQUARE ZAHRA (76), Hayat 4 (69). High transaction counts mean easier resale, but also more competing units when you exit. The leading project alone accounted for 22% of Nshama's Jan–Jul registrations — volume is spread across the portfolio, not carried by one launch.
Can a non-resident buy from Nshama remotely?
Yes. Foreign buyers can purchase in Dubai's freehold zones without residency, and the deal is registered with the DLD in dirhams — a power of attorney allows the whole process to be done without flying in. Purchases at or above AED 2M can qualify for the 10-year Golden Visa. At Nshama's median registered price of AED 2,975,000, a typical single purchase already clears that AED 2M threshold.

These are registrations, not launch-day «sales»: a project that sells out at launch appears here only as buyers complete DLD registration, which is why our counts can differ from press releases.
