In short

Sanctuary by Prestige One is a mixed-use tower in Meydan Horizon with one-, two- and three-bedroom apartments, offices and shops: a basement, ground floor and three podium levels, then twenty residential floors and a rooftop. The Dubai Land Department lists it as project #4332, approved on 27 April 2026, with 166 units, an escrow account opened and completion filed for 31 August 2029; the register area is Ras Al Khor Industrial First. Broker launch data of 25 October 2026 expects sales to open on 30 November 2026 — provisional, because the same card says the launch date will be announced later — with an expression of interest (EOI) of $13K (AED 50K). On the launch price list a 1-bedroom starts at $520K (AED 1,914,000), 2-bedrooms at $760K (AED 2,805,000) and the one 3-bedroom price is $1.4M (AED 5.17M). The plan takes 10% on booking and 10% after 60 days, about a third during construction and 14% on handover (30 September 2029 in the broker data), leaving about a third to pay after handover at 1% a month.

By the time the keys are handed over you will have paid about 67% of the price; the remaining third is paid monthly after the keys are handed over. Ask the developer how many post-handover instalments the agreement fixes and whether the 1% is charged on the full price.

Example amounts are 1%, 10% and 14% of AED 1,914,000; dollar figures are rounded down (to $1K below $100K, to $5K above), so they do not add up exactly.

The developer describes the facade as expressive geometry with horizontal lines and flowing forms. Interiors use a neutral palette with large windows facing the wildlife sanctuary and the city skylines.

Amenities listed in the description: a skyline pool and children's pool, jacuzzi, sauna and steam room, indoor and outdoor gyms, a yoga area, play areas, cinemas, an owners' lounge, barbecue areas, bars and a bonsai garden. The launch data also tags a padel court, mini golf and a co-working zone.

The launch pack contains separate plan sets named “Sanctuary Residential” (floor plans, unit plans, retail floor plan) and “Sanctuary Hive” (floor plan, unit plans), plus a project brief. Ask for the unit plan of the exact apartment before paying the EOI.

Not to be confused with Sobha Sanctuary

Two unrelated projects approved by DLD in 2026 carry the word Sanctuary. The register keeps them apart:

One trap: The Grove at Sobha Sanctuary also shows 166 units, but those are villas. A third filing, Tessera (#4543), uses “Sanctuary” only in the name of its company and is unrelated to both. Our guide to Sobha's project is Sobha Sanctuary (in Russian).

Location

Where Sanctuary stands

Prestige One markets the site as Meydan Horizon (see our Meydan area guide). The DLD register places it in Ras Al Khor Industrial First; the broker data puts the district near Ras Al Khor Road (E44), Sheikh Mohammed Bin Zayed Road (E311) and the Ras Al Khor Wildlife Sanctuary wetland. The developer's description promises views of the sanctuary and of the skylines of Downtown Dubai and Dubai Creek Harbour.

Travel times in the developer's description (mode of transport not given): Business Bay, Downtown Dubai and Dubai Design District about 5 minutes, DIFC 10 minutes, Dubai International Airport 15 minutes and Dubai Marina about 20 minutes.

The district itself is still largely industrial and commercial — warehouses, showrooms, logistics and auto service firms — with basic shops and RTA bus routes. Residential towers are arriving: the district note names Sobha One and Prestige One projects, and the register shows other new filings around it:

Investment view

Reasons to consider it — and to check twice

In favour

  • Approved by DLD on 27 Apr 2026 with an escrow account opened — seven months before the expected sales start
  • Only 20% is due at the start — 10% on booking and 10% after 60 days; about a third of the price is spread over the years after handover at 1% a month
  • Per the developer's description, the windows face Ras Al Khor Wildlife Sanctuary and the Downtown Dubai and Dubai Creek Harbour skylines, with Business Bay and Downtown about 5 minutes away
  • Of the five filings in Ras Al Khor Industrial First in the register snapshot, only Sanctuary and Sawa Residences are approved with escrow; the other three are pending
  • 2-bedrooms average AED 2,535 per sq ft on the list — below the AED 2,777 average for 2-bedrooms in the same district in the broker database

Worth knowing

  • The sales date is provisional: the card gives 30 Nov 2026 but also says the launch date will be announced later
  • Entry is high for the district: the cheapest 1-bedroom here is $520K (AED 1,914,000), against $365K (AED 1.35M) for the cheapest 1-bedroom in Ras Al Khor Industrial 1 in the same database
  • The district is still mostly industrial — warehouses, logistics firms and auto service centres, with basic retail — per the broker data's district description
  • Prestige One's two filings marked finished in the snapshot completed after their filed dates: Vista (filed 30 Jun 2025, finished 2 Apr 2026) and The Residence (filed 30 Nov 2025, finished 27 Mar 2026) — history, not a forecast for Sanctuary
  • Two handover dates are already in circulation: 31 Aug 2029 filed with DLD and 30 Sep 2029 in the broker data; progress was 0.04% at DLD's 9 Oct 2026 inspection

FAQ

Common questions

When does Sanctuary by Prestige One go on sale?

Broker launch data of 25 October 2026 lists 30 November 2026 as the expected start of sales. The same card says the launch date will be announced later, so the date is provisional. Do not confuse it with 1 November 2026 — that is the construction start Prestige One filed with DLD. The project itself was approved by DLD on 27 April 2026.

What are the prices at Sanctuary by Prestige One?

Per the launch price list in broker launch data (25 October 2026): 1-bedroom $520K (AED 1,914,000) to $670K (AED 2,475,000), 2-bedroom $760K (AED 2,805,000) to $1.03M (AED 3,795,000), 3-bedroom $1.4M (AED 5.17M) (a single price on the list). Offices run from $920K (AED 3,392,000) to $2.08M (AED 7,665,000) and shops from $1.09M (AED 4.02M) to $2.84M (AED 10.46M). Prices can change when sales open.

What is the Sanctuary payment plan?

Per broker launch data: 10% on booking, 10% after 60 days, about 33% during construction at 1% a month, 14% on handover and about 33% after handover, again at 1% a month. On the entry 1-bedroom, 1% is $5K (AED 19,140) a month.

How much is the EOI?

$13K (AED 50K), per broker launch data. The EOI reserves a place in the queue before units are allocated. Ask whether it is credited towards the 10% booking payment and get the refund terms in writing before you pay.

Is Sanctuary by Prestige One the same as Sobha Sanctuary?

No. Sobha Sanctuary is a Sobha villa and apartment community in the DLD area Al Yufrah 1; its villa phases The Grove (#4366), The Brooks (#4532) and The Greens (#4531) are filed by Sobha L.L.C with completion on 31 August 2030. Sanctuary by Prestige One is one mixed-use tower, project #4332, filed by Prestige Sanctuary Real Estate Development L.L.C in Ras Al Khor Industrial First.

Where is Sanctuary — Meydan Horizon or Ras Al Khor?

Both names point to the same place. The developer markets the location as Meydan Horizon; DLD registers the plot in Ras Al Khor Industrial First, and the broker database files it under Ras Al Khor Industrial 1, near Ras Al Khor Road (E44) and Sheikh Mohammed Bin Zayed Road (E311), close to Ras Al Khor Wildlife Sanctuary.

When is the handover?

Completion is filed with DLD for 31 August 2029; the broker launch data gives 30 September 2029. The difference is one month, but the payment plan ties 14% to handover, so ask which date the sales agreement uses. Progress at DLD's inspection of 9 October 2026 was 0.04%.

Is the project registered with DLD and does it have an escrow account?

Yes. Sanctuary by Prestige One is active in the DLD projects register as #4332, approved on 27 April 2026, with an escrow account opened. The registered developer is Prestige Sanctuary Real Estate Development L.L.C — the company name you should expect on the sales agreement.
