Inside Samana Portside
Three Samana projects filed in Downtown Jebel Ali since August. The first Portside sales reached the DLD register this week.
Samana Developers has filed three projects in Downtown Jebel Ali in 2026: Portside (DLD #4505, approved 6 August, 148 units, completion planned 30 June 2029), Portside 2 (#4506, approved 15 September, 279 units, planned 31 December 2029) and Samana Downtown One (#4507, 257 units, still pending approval). The first 22 Portside sales were registered on 22–23 September 2026 at a median AED 1,189,000 (~AED 1,654/sq ft): one-bedrooms from AED 1,047,282, two-bedrooms from AED 1,333,164. Portside's developer plan takes 10% plus the 4% DLD fee on booking, 5% at 6 and at 12 months, and the remaining 80% at 1% a month through construction and after handover.

The first 22 Portside sales were registered on 22 September (8) and 23 September 2026 (14), all off-plan:

For context, the whole Downtown Jebel Ali district registered 711 apartment sales in January–August 2026 at a median AED 716,991 (~AED 1,615/sq ft) — mostly studios at RAW District by Imtiaz, Azizi Lina and Eleve by Deyaar. Portside, at ~AED 1,654/sq ft, prices close to the district per square foot but sells larger homes.

On the first 22 DLD-registered sales (22–23 September 2026) the median was AED 1,189,000: one-bedrooms from AED 1,047,282 (median AED 1,169,894, ~707 sq ft) and two-bedrooms from AED 1,333,164 (median AED 1,414,000, ~983 sq ft).
Plan 1: 10% plus the 4% DLD fee on booking, 5% after 6 months, 5% after 12 months, then 80% at 1% a month during construction and after handover. Plan 2 starts with 15% and leaves 75% at 1% a month.
The completion dates filed with DLD are 30 June 2029 for Portside and 31 December 2029 for Portside 2 and Downtown One. The developer sheet shows July 2029 for Portside.
Portside 2 was approved by DLD on 15 September 2026 (279 units, basement + ground + 3 podium + 20 floors). No sales were registered by 24 September; leave a request for the price list.
A mixed-use Samana tower in the same district (DLD #4507, 257 units, basement + ground + 3 podium + 20 floors). It is pending DLD approval, with an escrow account already opened.
Along Sheikh Zayed Road near Expo City. DLD sales records name UAE Exchange as the nearest metro station, the Expo 2020 site as the landmark and Ibn Battuta Mall as the nearest mall.
Yes — the project is freehold. A purchase of AED 2M or more also qualifies for the 10-year Golden Visa; most Portside homes are below that.
