What Wadan Developments actually sold
Source: DLD registered sales, Jan–Jun 2026, our own aggregation. Projects are matched to the developer by registered project name, verified against the registered area — figures cover what actually changed hands, not asking prices. Headline figures count homes only (apartments, villas and townhouses); land plots are reported separately.

Where it sells
Who they are
A Dubai boutique developer (DED licence 1299870) working on furnished, technology-equipped apartment buildings. Its portfolio is Cybele and Seraph in Dubailand Residence Complex, plus Nuvana and Tresora — Seraph launched within a month of Cybele.
Wadan is the clearest example on this site of a developer betting on a single district. Of 351 registered sales, 334 are in Dubailand Residence Complex — so buying here is less a bet on the brand than on DLRC itself. Within that, the offer is specific: fully furnished apartments with app-controlled lighting, blinds and security, which is unusual at a median of AED 995k. All of it is off-plan, and with only four projects there is no resale history to check.

The Dubai Land Department registered 351 home sales in Wadan Developments projects between January and June 2026, totalling AED 370.5M. The median registered price was AED 995,023 at 1,359 AED per sqft, and 100% of sales were off-plan.
Is Wadan Developments expensive compared with the rest of Dubai?

Which Wadan Developments projects sell the most?
By registered sales in H1 2026: Cybele By Wadan (214), Seraph by Wadan (120), Nuvana by Wadan (14). High transaction counts mean easier resale, but also more competing units when you exit.
Can a non-resident buy from Wadan Developments remotely?
Yes. Foreign buyers can purchase in Dubai's freehold zones without residency, and the deal is registered with the DLD in dirhams — a power of attorney allows the whole process to be done without flying in. Purchases at or above AED 2M can qualify for the 10-year Golden Visa.
Where do these numbers come from?
From individual sales registered with the Dubai Land Department (open data), January–June 2026, aggregated by us. Projects are attributed to the developer by their registered project name and checked against the registered area. These are prices buyers actually paid, which usually sit below portal asking prices.
