Abu Dhabi's largest listed developer, long dominant on Yas and Saadiyat islands, which expanded into Dubai with the Haven wellness community and Athlon, an active-living masterplan, both in the Dubailand corridor.
Aldar's Dubai entry is concentrated rather than scattered: every home it registered in H1 sits in a single Dubailand zone, Wadi Al Safa 5, across the Athlon, Haven and Verdes communities — and it registered 64 land plots there on top. It is also the only developer we track whose H1 home sales were 100% off-plan, so nothing here is finished yet. A single-cluster footprint means the whole bet rides on how that one masterplan matures.

The median registered price was AED 2,436,455 at 1,618 AED per sqft, and 100% of sales were off-plan. A further 64 registrations were land plots, which we report separately rather than mixing into the price above.

Its median works out at 1,618 AED per sqft against a citywide median of AED 1,725 per sqft across 65,518 registered apartment sales in H1 2026. The median Aldar deal was AED 2,436,455; the largest single registration in the period was AED 4,600,000.

By registered sales in H1 2026: Rise by Athlon 1 (122), Rise by Athlon 2 (93), Verdes by Haven 1 (53). High transaction counts mean easier resale, but also more competing units when you exit.
Can a non-resident buy from Aldar remotely?
Yes. Foreign buyers can purchase in Dubai's freehold zones without residency, and the deal is registered with the DLD in dirhams — a power of attorney allows the whole process to be done without flying in. Purchases at or above AED 2M can qualify for the 10-year Golden Visa.
