Who they are

A publicly listed Dubai developer and property manager associated with Dubai Islamic Bank, active since the mid-2000s. Its H1 registrations span the Midtown masterplan in Dubai Production City — the Afnan, Noor, Dania and Mesk districts plus Jannat — along with Eleve at Downtown Jebel Ali, Tria at Dubai Silicon Oasis, Regalia in Business Bay and Bella Rose in Dubai Science Park. Alongside development it runs a sizeable property-management and owners-association business.

Two numbers separate Deyaar from the rest. First, only 62% of its registered H1 sales were off-plan against 76% market-wide — a buyer here is markedly more likely to get keys than a payment plan. Second, 13% of those registrations were not freehold, and all of them sat in one project, Tria at Dubai Silicon Oasis. Non-freehold means a long lease rather than outright title, so on that address in particular the title type has to be confirmed before anything is signed.
