On the broker database's own figures (GenieMap), Nine Collective's list averages AED 3,034/sq ft, against AED 2,652/sq ft across the Al Kifaf projects it tracks — list prices, not registered sales. Wasl reserves units priced under AED 5,000,000 for the Dubai First-Time Home Buyer Programme, for eligible buyers who do not already own freehold property in Dubai; the 2-bedroom launch price falls under that cap. Every unit type on the list is priced above AED 2,000,000, the property threshold for the 10-year Golden Visa — see our Golden Visa guide.

  1. Expression of interest (EOI). Per broker launch data: $27K (AED 100K) for a 2-bedroom, $54K (AED 200K) for a 3-bedroom, $81K (AED 300K) for a 4-bedroom and $135K (AED 500K) for the 3- to 5-bedroom duplexes. It places you in the allocation queue before sales open — get the refund terms in writing.
  2. Allocation. When sales open (expected 28 October 2026), units are typically allocated in EOI order; you pick from what is left.
  3. Booking. 5% of the price plus the 4% DLD fee and the AED 40 knowledge fee; ask whether the EOI is credited towards it.
  4. SPA and Oqood. You sign the sale and purchase agreement and the unit is registered in DLD's off-plan register (Oqood). Instalments towards the price are paid into the project's escrow account; the 4% DLD fee goes to DLD.
