## How this index is built

- Source. Registered sale transactions published by the Dubai Land Department (open data). These are completed, recorded deals — not portal asking prices.
- Period. 1 January – 31 July 2026. Data snapshot taken 2026-08-10.
- What's counted. Residential apartments (unit type “Flat”) for the main index, and built villas & townhouses separately (the DLD registers townhouses under its “Villa” type, so that segment includes both). Land plots, buildings, offices, shops and hotel units are excluded for comparability; sales under AED 100k are dropped.
- Prices. We report the median (the middle deal), not the average — so a handful of very large transactions don't distort the figure. Price per sqft = transaction value ÷ recorded area, with an outlier band applied.
- Areas. Named exactly as the DLD registers them (e.g. “Palm Deira” is today's Dubai Islands). We don't re-map or merge zones, so the numbers stay traceable to source.
- Updates. Refreshed monthly. Figures describe recorded activity for the period and are not a forecast.
