In short

Jumeirah Village Triangle (JVT) is a Nakheel master community of roughly 13,000 homes across 9 districts, wedged between Al Khail Road (E44) and Sheikh Mohammed Bin Zayed Road (E311). Low-rise villas and townhouses fill the inside; a ring of apartment towers is still going up around the perimeter. Studios start at ~AED 480k, one-beds at ~AED 620k, four-bed villas at ~AED 4.6M. Median gross yield is about 6% — apartments 6.5–8%, villas 5–6.5%. There is no metro, and Al Khail Avenue Mall still has not opened despite being over 90% built.

The area

## What is Jumeirah Village Triangle like?

JVT is exactly what the name says: a triangle. Districts 5, 6, 8 and 9 hold the low-rise villas and townhouses; Districts 1, 3 and 4 carry most of the new tower stock. Nakheel built it for young families and for tenants who work in Dubai Marina, Media City and JLT — a 20-minute drive away — and it has since become one of Dubai's most pet-friendly addresses, with 30+ parks and a dedicated dog park.

Apartments trade at roughly AED 1,000–1,400 per sq.ft (new towers 1,500–1,900) and villas at AED 1,200–1,800; the median transaction lands near AED 1,538/sq.ft. JVT typically prices 5–10% below neighbouring [JVC](https://wizipremium.com/jvc-dubai.html) while yielding slightly more. Growth was steady rather than spectacular — about 6–10% a year across 2023–25 — ahead of the 2026 city-wide cooling.

Compare

## JVT vs the neighbours

The obvious comparison is [JVC](https://wizipremium.com/jvc-dubai.html) next door — denser, more listings, usually 5–10% pricier per sq.ft. [Dubai Sports City](https://wizipremium.com/areas/dubai-sports-city.html) is cheaper again and more apartment-heavy; [Al Furjan](https://wizipremium.com/areas/al-furjan.html) costs more but actually has two metro stations. Projects

## New towers in District 4 — and the mall that never opened

### Off-plan towers, handovers Q1 2026 – Q4 2027

- Binghatti Luxuria — District 4
- Sky Gate Tower — District 4
- W1NNER Tower (Object 1) — District 4
- Enaya Residences — District 3
- Guzel Towers (Tiger) — District 1
- Payment plans typically 50/50 to 70/30

### Al Khail Avenue Mall — still shut

- Nakheel's 3.6M sq.ft mall with 350 stores
- More than 90% built — and still not open as of mid-2026
- Opening dates have slipped repeatedly since 2018
- The nearest working mall is City Centre Me'aisem, ~9 minutes

District 4 carries most of the new tower stock, which means most of the construction noise too. If you buy there before 2027, assume you are living next to a site. Handover dates are the developers' targets, not guarantees.

## Getting around JVT — and the metro question

There is no metro in Jumeirah Village Triangle. The community sits between Al Khail Road (E44) and Sheikh Mohammed Bin Zayed Road (E311). Dubai Internet City metro station is about a 15-minute drive; bus F31 serves the community. Dubai Marina and Downtown are 20–25 minutes, DXB airport about 30, and City Centre Me'aisem 9 minutes.

Schools are unusually close: Sunmarke School is a minute away, Arcadia five minutes, JSS International eleven. Add 30+ parks and a dog park and you have the reason young families keep choosing JVT over denser JVC.

### Who JVT suits

- Investors in studios and one-beds — 6.5–8% gross, the highest band in the community
- Families who want a Nakheel villa well below Springs or Meadows money
- Dog owners: 30+ parks and a dedicated dog park

### Who it does not

- Anyone for whom the metro is non-negotiable
- Buyers sensitive to construction — the perimeter builds out to 2027 and beyond
- Anyone counting on Al Khail Avenue Mall opening on any particular date

Investment view

## Is JVT right for you ?

### In favour

- Entry from ~AED 480k — one of the last sub-AED 500k studio markets in central Dubai
- Apartment yields 6.5–8%; area median ~6%
- Typically 5–10% cheaper than JVC at slightly higher yield
- Steady growth: ~6–10% a year in 2023–25
- 30+ parks, dog park, three schools within 11 minutes

### Worth knowing

- No metro — Dubai Internet City is a 15-minute drive
- The perimeter is a building site into 2027
- Al Khail Avenue Mall: 90%+ built, still closed since 2018 delays began
- Internal traffic at peak hours; not a walkable high-street address
- Nothing waterfront, nothing prestige — this is a value play

## Jumeirah Village Triangle (JVT), Dubai: by the numbers: who buys here and at what budget

Across all residential registrations in Jumeirah Village Triangle (JVT), Dubai: — apartments, villas and townhouses together — 2,011 deals cleared in the January–August 2026, ranking the zone #12 of 148 registration areas by volume. The median sat at AED 1,149,483, or 1,681 AED/sqft — level with the citywide median of 1,717 AED/sqft.

51% of what sells here is 1-bed — that single number tells you who the buyer is, and who your competition will be when you resell. Turnover matters more than any advertised yield: a zone ranked #12 moves stock in weeks, a thin one takes months and a discount.

82% of these registrations were off-plan and 18% were ready stock — against 76% off-plan citywide. An off-plan-heavy zone means payment plans and future supply — check the handover pipeline before assuming today's prices hold. The largest single registration in the period was AED 6,550,000.

Most-registered projects here in Jan–Aug 2026: INTERSTELLAR TOWER (238) · SOL LEVANTE (201) · VOXA RESIDENCES (186). Figures come from individual sales registered with the Dubai Land Department — what buyers actually paid, typically below portal asking prices. A further 67 registrations here were land plots; we exclude those, because plot prices are not comparable with homes.
